Application for Rental
Leasing Information
Thank you for expressing interest in one of my personally owned rental units. I am a licensed Realtor in the State of Virginia and my license is held at the office of Real Estate III in Charlottesville, VA. This page will help guide you through the process of leasing a property.
Getting Started
After finding a listed property, you will first need to contact me. I will then provide you with further details about the property. If you have a continued interest, we will then schedule a time that best fits both of our schedules to show the property.
Upon Viewing
Once the property has been viewed and you remain interested, you will then fill out an application and a reservation form.
The Application Process
All interested persons must fill out a rental application and a reservation form.
The application fee is $15.00 per person. The application fee is non refundable. The reservation deposit is $50.00. Both fees must accompany the application and reservation form. Filling out the application and reservation form constitutes an agreement to sign a lease for the property applied for upon approval. If you choose not to sign a lease or to terminate the application process prior to approval or disapproval, the application fee and deposit will be forfeited. If the application is not approved the deposit will be refunded in full within (30) days. Once the application is reviewed and approved, your next step is the signing of the lease. Upon signing the lease your $50.00 deposit will be credited towards your security deposit.
Signing of the Lease
Once the application is approved the signing of the lease must commence within two business days to assure your claim to the property. I recommend you view the online sample lease provided in order to help expedite the process. A careful reading and understanding is required and I recommend and encourage questions to help ensure your complete understanding. I prefer everyone within the group to sign the lease together, but understand that this can be difficult and will accommodate accordingly.
Security Deposit
A security deposit is due at the signing of the lease. This acts as a mutual agreement on behalf of both parties that the said property will be reserved for you until the commencement of the lease. The security deposit is usually one month rent, but can be as high as two months rent, and asked to be paid in a single check.
First Months Rent
Your first months rent is due in cash on the date your lease begins. If your lease begins on the first of the month then only that month’s rent is due. If your lease begins after the first than the prorated portion of that months rent plus the next months rent is due, in cash, on the date your lease begins, unless some other mutual arrangements have been made. All other rents thereafter may be paid by check or money order.

Applicants are considered if they have:
1. Current and past landlord verification. Good rental history.
2. Monthly income to be a minimum of three times monthly rent.
3. Verification of income and steady employment history: Current two pay stubs and/or prior two year
tax return ( if self employed or receiving alimony) are required at signing of lease . Steady and consitant
empoyment history.
4. Adequate Credit References and Credit Scores - A minimum of four active accounts with regular
monthly payments held for 2 or more years. All accounts must be in good standing with no
irregularities, collections etc.
5. No more than two unrelated parties will be considered per unit.
6. Two forms of Identification are required at signing of lease: Driver’s license or state picture ID and
Social Security Card.
7. Pets may be considered a certain properties. Ask for details on pet policy
